MassMutual signed for 10 years on 22,000 square feet in the 10 Grand Central of Marx Realty, the office tower designed by Ely Jacques Kahn, previously known as the 708 Third Ave.
This is the latest advancement in the property, where Marx recently spent $ 48 million to move the entrance from Avenue to East 44th Street, creating a new lobby, lounge, outdoor deck, and meeting space. The amenities and luxurious amenities are more reminiscent of a hip downtown hotel than a once-lumbering East Midtown address.
With the MassMutual lease, the 405,000 square meter tower is 91 percent occupied, after 78 percent a year ago. Recent contracts include Agence France-Presse, 23 Capital and Everside Capital Partners.
Only 34,000 square meters are still available. Marx boss Craig Deitelzweig attributed the leasing boom to the "proximity to the Grand Central Terminal and the groundbreaking design sensitivity" of the building.
Rents are between $ 72 and $ 120 per square foot.
